We are not the most expensive and not the cheapest, either. Our price is based per square footage and we take ZERO shortcuts! We clean what needs to be cleaned, we tape every hard border surface surrounding your asphalt. We take as much time as it takes to do the best sealing job possible. PERIOD!
K. FINLAY CONTRACTING & SEALCOATING also does our best to seal all surfaces with a 'blending' application to TRY not to streak the surface that we are cleaning and sealing. Many other sealing businesses purposely streak/pool every surface to save time. That sucks for the property owner. Streaks can happen on very windy days, even when trying not to. We are not perfect, but we are always trying to be!

Yes, our prices might be more than the random person in your neighbourhood at any given day or time. There are many reasons for that. You can either get Great work or Cheap work but never both at the same time. We choose the former, most other businesses chose the latter.
Ok. We don't know what that has to do with K. FINLAY CONTRACTING & SEALCOATING or the services that we provide.
Do they use a trimmer to clean your grass edges? Do they tape HARD SURFACES surrounding your asphalt/concrete to keep the black sealer from staining those surfaces? Do they remove all of the weeds, or just seal over them? Do they even clean all of the dirt/dust/loose stones? When sealing your concrete/interlock/asphalt, do they use any masking tape? Do they even TRY keep the sealer off of your house/front door/sidewalk/grass/gazebo/shed?
Do they even use stakes at 2-4 feet high to section off your sealing job? Or do they just tie ribbon to trees and garbage cans? Or worse, do they tell you to just park your car in front of your driveway to block it off? OUCH. Parking a vehicle on the road and blocking off your driveway can result in a fine. Check with your local fire department.
Did they even try not to STREAK your sealing job?
Did they even try to use tape? TAPE, TAPE, TAPE. We use cases of tape every week.
We do not skimp on materials for any project. PERIOD!
Do we really have to explain this? This is the law in the Province of Ontario for the services that we provide. HST is not our choice, it's the law! Did you get a quote from a similar business that only accepts cash? Good luck with them....
NO. Sealing asphalt is not mandatory.
Every other sealing company will tell you that it is mandatory. We DON'T!
Proper sealing with a petroleum based sealer WILL prolong the lifespan of your asphalt SURFACE. Most asphalt problems come from the base. A properly packed and prepared base with a high grade base layer, and a high grade top layer with concrete borders should last at least 10-15 years if installed properly (we have seen 30 year old asphalt driveways that have ZERO cracks.) Most are not installed properly, that's why we do what we do. We always recommend to property owners that they have solid concrete borders surrounding their entire asphalt surface.
K. FINLAY CONTRACTING & SEALCOATING also chooses to use a petroleum-based sealer (not emulsion/water-based) on your asphalt surface because your asphalt is made with petroleum products. Emulsion/water-based sealers might last longer, but they dry out and eventually cause unsightly hairline cracks.
It's your property after all. Decorative concrete spalling & colour loss mostly comes from unskilled concrete work/installation in the first place (most times it's from expired concrete and poor workmanship.) Sometimes a new property owner inherits problematic decorative concrete that has been mistreated/neglected over time.
Then add to that, there are property owners that choose to neglect to treat/seal their decorative concrete regularly because treating/sealing decorative concrete is an expensive process. After a few extra years without sealing decorative concrete, property owners wait even further which allows chemicals and salts dripping from vehicles to penetrate the original seal from the installer. Waiting another year to protect decorative concrete WILL NOT make it better or cheaper to maintain. Once the colour/surface layer is gone (on decorative concrete) 'it is gone.' We can use a coloured sealer, but it's very expensive and not recommended at all because it does not repair the original problem.
We have had homeowners wait a year or two after their decorative concrete should have been sealed before they call us back. Most times, we have refused to provide services for them. Stamped/Decorative Concrete MUST be sealed regularly, PERIOD.
We CANNOT fix/repair damaged concrete. If your decorative concrete is cracked, it's cracked. There is no way to fix cracks in decorative concrete. Any attempts to fix cracks in decorative concrete makes the problem look worse. We CANNOT fix neglect, spalling, or poor workmanship during installation. If that is the case, you need to contact a concrete restoration company!
The sealer we use is a clear virgin acrylic and made to protect the surface from the elements. Concrete/Interlock sealer will not repair any damage/neglect/abuse.
We only use a "Low VOC" Solvent-based non-slip Virgin Acrylic sealer from
Kimbol Sealer Ltd. located in Woodbridge, ON. http://www.kimbolsealer.com
WE DO NOT USE CONCRETE SEALER WITH RECYCLED ACRYLIC. Recycled Acrylic turns yellow over time and will need to be stripped.
Great question. We use a petroleum (oil) based sealer that is shiny when first applied. Depending on your asphalt surface, it could be shiny for a few weeks/days/hours. It will always finish to a matte black finish. Contact us for any concerns.

We use a petroleum (oil) based sealer on asphalt. Sometimes, on a nice sunny day, a homeowner will wash their vehicle and let the soap dry/stay too long on the asphalt. This will cause a temporary stain and cause the asphalt driveway to have a brown appearance after recent sealing in those areas. No worries. It will go away in time. Vehicle soaps with wax seem to go brown quicker. Please rinse your driveway with water only immediately after washing your vehicle.
Wheel/Rim cleaner is highly corrosive. If it is left on any surface, it will cause a temporary or possible permanent stain & possibly eat the clear coat on your vehicle's wheels and make your asphalt look brown. Again, if using wheel cleaner please rinse your driveway immediately after use.
Spilling gasoline on new or freshly sealed asphalt will cause a brown appearance. Please rinse and/or use an absorbent material promptly. Call us for repairs.
A diesel or kerosene leak is deadly to all asphalt surfaces. Call us for repairs.
Very rarely, a customer will have "well water" or geothermal water with a high iron percentage. The iron PPM in the water can cause a brown stain appearance. It will go away with time.
The only way to have "smooth" asphalt is to have a low grade of asphalt as your top layer. Those types of asphalt have smaller aggregates (rocks/stones) and are usually a builder grade asphalt that don't last very long. Rough grades of asphalt are not slippery and last longer.
Smooth = Slippery.
Emulsion-based sealers (oil mixed with water) are not conducive to Canadian climates. They cause millions of hairline cracks, turn a graphite grey/blue colour, and once the water evaporates they don't look thick at all. Plus, you have broom and squeegee strokes on your asphalt forever and most likely, all over your concrete/interlock/sidewalk borders (they don't use tape.).
Some businesses claim the "brushed on thick" slogan as a sales tactic using water based sealers. Those types of sealers look thicker because the water in the sealer takes longer to dry. Your asphalt was made with a petroleum product, that is why we DO NOT USE WATER-BASED sealer. Plus, once we seal your driveway, it is immediately 100% WATERPROOF!
There are some poly-tar sealers that are used for HIGH TRAFFIC parking lots that can do a great job at protecting asphalt with high traffic and heavy damage. It is not recommended for residential asphalt. Asphalt needs to naturally turn grey, just like a freshly paved driveway will turn grey.
UV-Ray asphalt protection is a false promise. Thick sealer = more hairline cracks!
There are a multitude of answers to this question....
The asphalt grade & thickness that was originally installed is the biggest factor.
Or, was your asphalt sealed with an emulsion-based sealer (rolled on/brushed on) before? Did your neighbour have few or no stress cracks, and you had 1000+ cracks? Is you asphalt old and alligatored? Has your driveway been sealed too many times, and too often?
